Terms of Service

ROOST is operated by Danny Stone, a sole trader based in the United Kingdom.

By using ROOST you agree to these terms. Plain English. We've kept it short.

1. What ROOST is

ROOST is a tool that helps UK homeowners and renters track their home bills and renewals, see how their costs compare to UK averages, and discover ways their home could earn money. It is provided "as is" — we do our best to make the information accurate but it's not financial or legal advice.

2. Who can use it

You must be 18 or over and resident in the United Kingdom to use ROOST.

3. Your account

You're responsible for keeping your account secure and for the data you enter. We use magic-link email authentication — there's no password to remember, but you should keep access to your email account secure.

4. The data we show you

ROOST shows benchmark data (regional energy averages, UK insurance averages, and similar) sourced from public bodies including Ofgem, Ofcom, ABI, and council websites. We update this data quarterly. Numbers shown to you are estimates — your actual costs and earnings will differ. Always check with the actual provider before making a financial decision.

5. Earning estimates

Earning estimates (spare room, driveway, storage, short-lets) are based on platform-published averages. Your actual earnings will depend on local demand, your specific space, and other factors outside ROOST's control. ROOST does not guarantee any income.

6. Comparison and partner links

When you click "Compare on Uswitch," "List on JustPark," or any similar outbound link, you leave ROOST and go to that partner's website. Those partners have their own terms and privacy policies which apply when you're on their site.

ROOST may earn a commission when you switch a service or list your space via one of these links. This doesn't change the price you pay or the deal you get — partners pay ROOST out of their existing marketing budgets. You'll see a small disclosure on any page that contains affiliate links.

7. Renewal reminders

If you opt in to email reminders, ROOST will email you ahead of bill renewal dates you've entered. We aim to send these reliably but don't guarantee delivery. The renewal dates you've told us are the source of truth — please check them periodically. If a reminder is missed, ROOST is not responsible for any auto-renewal charges.

ROOST is free to use. We may introduce paid features in the future — if so, we'll tell you clearly and you'll have the choice to opt in. We will never start charging you for something that was previously free without explicit notice and consent.

10. Liability

ROOST is provided as-is, without warranty of any kind. We don't guarantee the accuracy of benchmark data, earnings estimates, comparison results, or third-party services. To the maximum extent permitted by law, ROOST is not liable for any losses arising from your use of the service, except where caused by our negligence or where the law doesn't allow us to limit liability.

Nothing in these terms limits your statutory rights as a UK consumer.

11. Ending your account

You can close your account at any time by emailing hello@joinroost.co.uk. We'll delete your data within 30 days. We may close your account if you breach these terms, but we'll give you reasonable notice unless the breach is serious.

12. Changes

We may update these terms from time to time. We'll let you know about material changes by email or a banner on the site. Continued use after changes means you accept the new terms.

13. Governing law

These terms are governed by the laws of England and Wales. Disputes are subject to the exclusive jurisdiction of the courts of England and Wales.
